Property Maintenance and Housing Inspector (64) — 2024 code year
The IPMC is the primary book: almost every question is answered in Chapters 1 through 7 (about 30 pages). The IRC is the secondary reference for dimensional questions on stairs, handrails, guards, emergency escape openings, water heaters and electrical items in one- and two-family dwellings, because IPMC Section 702.1 and Section 301.2 send you to "the code under which the building was constructed." Legal Aspects supplies the constitutional and courtroom side of the Enforcement Process sub-topic.

The 2024 IPMC renumbered Chapter 1 again. Any memory anchored on the 2021 numbers is wrong on this exam.

The 2024 IRC also renumbered Chapter 3: means of egress moved from R311 to R318, emergency escape and rescue openings from R310 to R319, handrails to R320, guards to R321, smoke alarms from R314 to R310, carbon monoxide alarms from R315 to R311, minimum room areas to R312, ceiling height to R313 and the site address from R319 to R308. IPMC Section 705.1 still points CO alarms to "R315" of the IRC; in the 2024 IRC that material is R311.
Outline task: determine whether a building is unsafe, substandard or noncompliant; communicate the order; notify other agencies; reinspect and follow up; advise affected persons of their right to due process.
